Our proven 4-step process to get you full market value in record time
Step #1:
House Visit + Lease Purchase Agreement
What We Do:
After the initial phone consultation, our first step is to meet with you and view your property. If we’re confident that your house meets our program criteria, we will work with you to prepare a lease purchase agreement that meets your specific needs.
This agreement will spell out things such as your cash out price, our commitments, length of the lease period, and our respective responsibilities within this transaction.
What This Means For You:
From Day 1 you know exactly what your net proceeds will be at the end of the transaction. We maximize and protect your equity. You will receive all of it on or before the lease expiration date.
Step #2:
Installing The Perfect Tenant-Buyer
What We Do:
We find and vet the perfect tenant-buyer for your home. Our team will not consider a tenant-buyer candidate unless we’re 99.99% confident they will qualify to buy at the end of the lease period. More importantly, we don’t accept any tenant-buyers, who don’t meet strict qualifications of our third-party credit consultant agency and mortgage broker.
Once we install a tenant-buyer in your property, they are required to follow our proven Renter-to-Homeowner program to prepare and qualify them to purchase your home.
What This Means For You:
No more open houses, last-minute tours, price negotiations, bank contingencies or other surprises. You already know exactly what you will net out of selling your home. And our team will make sure your home will be purchased within the term specified in our agreement.
Step #3:
Worry-Free Lease Period
What We Do:
As soon as the fully-vetted tenant-buyer moves in, the worry-free lease period starts. During the lease term, we take on 100% responsibility as the tenant-buyer’s landlord. We handle mortgage payments, insurance, taxes, repairs, maintenance, upkeep and anything else that comes up.
At the same time the tenant-buyer is moving through our program and is working on qualifying for a loan that will let them purchase the house. Our team works closely with them to get them across the finish line within the lease term.
What This Means For You:
Typically, it takes 30-90 days to install a fully-vetted tenant buyer. As soon as they move in, we take over any and all responsibilities for the house, so you have nothing to worry about. All you have to do is wait for the closing date to cash out and collect your proceeds.
Step #4:
Lease End + Cash Out
What We Do:
Our tenant-buyer completes their Renter-to-Homeowner program on (or in most cases before) the lease end date and qualifies for their mortgage loan. At that point, your home gets purchased and you get cashed out.
What This Means For You:
As agreed in Step #1, we pay off your mortgage balance and you get all of your equity that we locked in and protected for you. And while making a good return on your home, you’ve just helped another family reach their dream of home ownership.
