How Rent-to-Own Works

Did your mortgage loan application get denied? Did your own bank decline to finance your new home? Or did your mortgage broker explain to you politely that while you have great income and can afford the payments, you still won’t get approved?

If you answered ‘YES’, don’t get discouraged. You’re not alone! And there is a path to home ownership.

The 2008 mortgage and financial crisis changed real estate. Qualifying for a mortgage loan to buy a home is quite a bit more difficult now. Nationally, almost 80% of deserving home buyers are not mortgage-ready today and cannot qualify for a loan. This does not mean you’re stuck renting for life!

The DAVY Equity Boost

All DAVY Properties’ rent-to-own programs are designed with one goal in mind: getting you to the finish line of home ownership. We want you to succeed! To help you get there, some of our homes feature the DAVY Equity Boost Program (EBP). It is the easiest way to get FREE equity and improve your down payment for future financing.

On any given month, you can make an extra payment towards the purchase price of your home and you will be credited 150% of the amount. For example, if you make an Equity Boost Program payment in the amount of $200, you will receive a $300 credit. These EBP payments can be made in $100 increments and are limited to $500 a month.

Your 3-Step Path to Home Ownership:

The first step is to find and tour a home that you want to buy. We have some homes listed in the Properties section of this website. However, most of our homes sell to registered buyers before we list them here. To join the registered buyer list, click ‘Yes! I’d love to get notified’ button below and sign up. It’s absolutely FREE.

The second step is the buyers’ meeting. We will go over your credit enhancement report and will agree on a rent-to-own timeframe that you’re comfortable with. We will also discuss your high-level plan to become a homeowner at the pace that works for you. Lastly, we will sign a Letter of Intent that spells out all details.

The third step is exciting! After closing with our attorney, you become a tenant-buyer. This means you’re treated like a homeowner and you benefit from the market appreciation. You follow your credit enhancement plan to qualify for a mortgage loan. Your loan gets approved. Congratulations! You’re now a homeowner!

Our Focus: We focus on getting our tenant-buyers to the finish line. Our programs are designed to help renters become owners. We offer our experience, knowledge and guidance along the way. And we do expect you to bring your desire and best effort to succeed.

Credit Consulting Services

We want you to succeed and become a homeowner, but our expertise and guidance alone are not enough. We need you to put forth your best effort and follow the program steps to get mortgage-ready. One of the key factors of your success is working closely with our third-party credit consulting service. They will give you a free consulting session and will prepare a custom credit enhancement plan for you.

Typically, they can get you in great shape for your own mortgage loan sometime between 12 and 24 months. We use their guidance to customize your rent-to-own agreement and give you sufficient time to qualify for a mortgage loan and buy. Our rent-to-own agreements can range from 24 months to 10 years, so you are never rushed and have plenty of time to transition to home ownership successfully.
